Start with the usage profile
A hotel mattress is built differently from a domestic one. The same unit is installed, stripped, cleaned and reinstalled many times a year. That cycle drives the first question: how often will the mattress be replaced?
In a city hotel the mattress is the piece of equipment guests complain about most easily. High turnover also means a cheap mattress can collapse within six months, and the replacement cost lands on top of the purchase price.
What does foam density actually mean?
Density tells you how many kilos a cubic metre of foam weighs (kg/m³). It has nothing to do with firmness. A 35 kg/m³ foam and a 22 kg/m³ foam can feel identical, while one compresses far more slowly.
- The higher the density, the less the foam compresses and the longer it keeps supporting.
- Firmness is a comfort preference. Density is a durability property. Do not conflate the two.
- For hospitality use, medium-density foams generally give a better total cost of ownership than low-density foams.
Open-spring or pocket-spring unit?
Open-spring (Bonnell-type) cores are firm, durable and economical. Motion transfer between two occupants is expected. High-turnover budget rooms accept this.
Pocket-spring units isolate each spring in its own pocket, markedly reducing motion transfer and raising the comfort tier. The price premium usually pays back in properties with a high share of multi-night stays.
Cover and housekeeping discipline
More often than manufacturing, housekeeping determines mattress life. A removable, replaceable top cover means a single spill does not force a full mattress replacement.
Properties using a central laundry must verify temperature and chemical compatibility independently of the mattress choice.
Ask for the cost per room per year
The real cost of a mattress shows up as the cost per room per year. Three variables drive it: service life, occupancy per room, and the labour involved in swapping a mattress.
